with a brief description of the key elements. 103%: This program will provide 100% financing for
borrowers plus up to 3% of the loan amount to apply towards closing
cost.
There is no mortgage insurance requirement.
Second Home Financing: A wide variety of plans are
available to assist buyers with the purchase of a vacation home, providing up to 90% of
the purchase price, depending on the amount. Loan amounts from $20,000 to $10,000,000.
Payment terms include 15 and 30 year fixed rate, balloon loans and a typical selection of
ARM programs.
Investor/Rental Property: Now
Sunrise
is
offering 95% LTV of the purchase price, on investor property.
95% Rate or Term Re-financing: If you financed your
home during a period of higher interest rates we can place you in a lower rate program for
up to 95% of the appraised value.
No Income Verification:
Sunrise offers financing to
self-employed borrowers or special situation individuals who do not wish to provide tax
returns, paystubs or company P&L's to confirm income. We accept income as stated and
only confirm employment to the extent of position and length of time. These programs will
advance up to 80% of the appraised value.
NO Doc Program: The term NO is often confused
with No Income Verification. There is significant difference in the program requirements
for each. Our NO Doc program requires no proof of income and does not require the borrower
to provide any information regarding employment. These loans are suitable for people with
a down payment of 30-40% who are making changes in residency which will impact the
analysis of stable income.
Fixed Rate Home Equity Loans:
Sunrise can provide equity financing for up to 85% of the appraised value at
fixed interest rates as opposed to variable rates offered by most banks. Payment terms are
available up to 180 months with no Origination or Brokers Fees.

80-10-10 Loan: Combines an 80% LTV 1st Mortgage, a 10% 2nd Mortgage and a 10%

combines an 80% LTV 1st Mortgage, a 15%
2nd Mortgage and a 5% seller carry-back.
70-30 Combo Loan: Combines a 70% 1st Mortgage and a 30% 2nd Mortgage
. Again no
down payment and no PMI insurance.
No Cost Loans: Contact us for information on how to reduce your required funds to
close by eliminating loan points, loan fees, title fees, escrow fees and other closing
costs.
125% Home Equity Loan: If you need cash
for any reason, we have credit lines and fixed rate second programs allowing you to cash
out up to 125% of the value of your house. For example, if your house is worth 200,000 and
your first mortgage is 160,000, 125% of 200,000 is $250,000, so you could obtain a loan
for $90,000.
